From public-sector origins to corporate markets
After proving the model with nonprofits and governments, BWRA expanded into corporate markets, including the credit tenant lease market (office towers, distribution centers, and multi-property retail facilities), sports arenas, senior living, and project or cash-flow transactions.
In a credit tenant lease, underwriting focuses on the tenant’s ability and obligation to pay, not on a vacant-building exit. That is a natural extension of BWRA’s public work, where GSA, a city, a university, or a transit agency is the occupant whose credit supports the capital stack.
Where the structure is used
Office and industrial
Headquarters campuses, office towers, and distribution centers occupied by investment-grade or otherwise credit-worthy tenants.
Retail portfolios
Multi-property retail facilities where lease credit, not merchandising speculation, is the financeable fact.
Special-purpose assets
Sports arenas, senior living, and other project or cash-flow transactions that need tailored debt and equity.
Fiduciary investors
Pension funds, endowments, and foundations seeking low-risk real estate exposure through these same credit-anchored structures.
BWRA coordinates accounting and tax advice with major firms and maintains alliances with capital-market and real estate service companies for debt, equity, and development advice. Contact the firm to discuss a credit-tenant or corporate occupancy.
